IAD IRF completed the sale of the Twin City C building

IAD Investičný Realitný Fond (IAD IRF), a sub-fund of IAD Investments Fund, successfully completed the sale of the Twin City C office building in Bratislava. The transaction was closed on 18. August 2026 and represents the first significant sale of a property from the fund’s portfolio. The new owner of the building became the Prvý realitný fond managed by IAD Investments.

Twin City C, with a lettable area of approximately 24 400 m², is among the modern office buildings in one of the most important business locations in Bratislava. In the recent period, IAD IRF intensively focused on the active management of the building and strengthening of its tenant mix. An important step was the conclusion of a long-term lease relationship with Kooperativa poisťovňa and its subsidiaries, which rented modern office premises in Twin City C for a period of ten years.

The sale of Twin City C represents another step in fulfilling the long-term investment strategy of IAD IRF. The fund, alongside active management of existing properties, focuses on gradual optimisation of the portfolio composition, reducing indebtedness and its regional and sectoral diversification. The goal is to create a portfolio capable of bringing stable returns to investors during different phases of the real estate cycle.

The diversification of the portfolio began to become more pronounced already at the end of 2025, when IAD IRF expanded its activities into the logistics segment through the acquisition of the Bratislava Cargo logistics centre near Bratislava airport, which is leased on a long-term basis to DHL Express. The fund is thus gradually expanding its original focus on office and retail properties to include other segments of commercial real estate.

The successful sale of Twin City C also confirms the shift of IAD IRF towards even more active investment management. The fund does not perceive properties in its portfolio only as long-term held assets – their acquisition, development, increasing occupancy and value, as well as their subsequent sale at the right time, are a natural part of managing the real estate portfolio. The released capital also creates space for further development of the fund and new investment opportunities in accordance with its strategy.
