The Investment Real Estate Fund (IRF) managed by IAD Investments Management achieved the highest appreciation in its history in 2024. This milestone is the result of strategic portfolio management, optimization of property occupancy and efficient energy management. In the second half of 2025, the fund plans to resume dividend payments, which will strengthen its attractiveness to investors.

After a challenging period in 2023, when the fund faced challenges under the previous manager, it returned to a steady growth trajectory in 2024. Dynamic asset management and the implementation of effective measures led to record results.

“When we took over management of the IAD IRF in June 2024, our priority was to restore investor confidence and ensure the fund returned to its original value. Today, we are proud to say that we are successfully meeting this objective,” said Martin Proksa, a member of the company’s management board and CEO of the IAD Investments Fund.

IAD IRF aims for stable returns across all phases of the real estate cycle

It is strategic planning, a client-centric approach and effective management that have delivered measurable results. At the end of 2024, we achieved the highest ever returns for the Fund. The Institutional Class, Class A and Ordinary Class posted appreciation of 12.5% p.a., 11.9% p.a. and 11.8% p.a., respectively.

“The Fund’s success is also underpinned by a significant improvement in market indicators. The occupancy rate of office space in Bratislava in the third quarter of 2024 increased to more than 87%. At the same time, we have recorded a year-on-year increase in rents for prime office space in the range of 3-6%,” Proksa explained.

The company has also managed to significantly reduce the fund’s debt burden, with the LTV ratio falling by almost 7% by the end of 2024. The objective for 2025 thus remains active project management, which includes increasing building occupancy, focusing on efficient energy management and ensuring stable yields during different phases of the real estate cycle . “I believe that in 2025 we will be able to achieve a similar performance as in 2024.”

Fulfilling strategic initiatives and investment successes

A long-term contract is expected to be signed in the Twin City C building with a reputable company in the coming weeks. When the space is scheduled to be handed over in the second half of 2025, the building will be almost fully occupied, which will strengthen the stability of income and further growth of the fund.

In addition to the lease relationships, the company’s goal is also to comply with the highest standards of energy efficiency, which was recently confirmed by the CBC I building, which received BREEAM certification at the “Excellent” level. This achievement is part of the Fund’s long-term strategy of sustainability and efficient property operations.
